OHFA Homebuyer Down Payment and/or Closing Cost Assistance

A silent second mortgage with no interest and no monthly payments, paired with an OHFA GOLD or DREAM 30-year fixed first mortgage. OHFA says all of it must be repaid; its FAQ lists refinancing among the triggers. Buyers who don't need assistance can choose a lower first-mortgage rate instead.

Who qualifies: GOLD: first-time homebuyers (waived in targeted areas), income limits by county and household size.
