Cash to close is the total you bring to closing: your down payment plus closing costs and prepaid items, minus your earnest money deposit, seller credits, lender credits and any other credits. It appears on page 1 and page 3 of your Closing Disclosure. Expect it to be a little different from your first estimate, and send it by wire or cashier’s check as your closing agent instructs.

Why it changes before closing
- Your closing date: prepaid interest depends on how many days are left in the month.
- Tax prorations: who has paid which part of the year’s taxes.
- Insurance and escrow: the final premium and how many months of taxes the lender collects for your escrow account.
- Repairs credits or price changes agreed during the contract.
When you’ll know the final number
Your Closing Disclosure arrives at least three business days before closing and shows the cash to close. Small adjustments can still happen; your closing agent will confirm the final figure, often a day or two before. See the Closing Disclosure, explained.
How to pay it
Most closings require a wire transfer or a cashier’s check; personal checks usually aren’t accepted for large amounts. Allow time: wires can take a day, and your bank may have daily limits. Never use wiring instructions sent only by email; see how to avoid wire fraud.
Keep a cushion
